Job Title: Land Development Manager

Location: Fort Worth, Texas

Company Overview: a publicly traded homebuilder dedicated to constructing high-quality homes. With a commitment to excellence and customer satisfaction, we are expanding our operations in the Fort Worth area and seeking a skilled Land Development Manager to join our team.

Position Summary: The Land Development Manager will oversee the development of raw land into buildable lots, ensuring projects are completed on time, within budget, and in compliance with all regulatory requirements. This role involves coordinating with various stakeholders, including contractors, consultants, and government agencies, to facilitate the successful delivery of residential communities.

Key Responsibilities:

- Project Management: Lead and manage land development projects from pre-acquisition through completion, ensuring alignment with company objectives and project goals.

- Due Diligence: Conduct thorough due diligence on potential land acquisitions, including reviewing civil improvement plans, geotechnical evaluations, and project specifications to assess feasibility and identify potential challenges.

- Budgeting and Scheduling: Develop and manage project budgets and schedules, ensuring projects are delivered on time and within financial parameters.

- Contract Management: Prepare bid packages, solicit bids from contractors and consultants, and negotiate contracts to achieve cost-effective and efficient project outcomes.

- Regulatory Compliance: Ensure all development activities comply with local, state, and federal regulations, including obtaining necessary permits and approvals.

- Stakeholder Coordination: Collaborate with internal departments, external consultants, contractors, utility providers, and government agencies to facilitate project progress and resolve issues promptly.

- Quality Control: Oversee construction activities to ensure adherence to project plans, specifications, and quality standards.

- Reporting: Maintain accurate records and provide regular updates on project status, budgets, and schedules to senior management.

Qualifications:

- Education: Bachelor’s degree in Civil Engineering, Construction Management, or a related field.

- Experience: Minimum of 5 years of experience in land development, preferably within the residential homebuilding industry.

- Technical Skills: Proficiency in project management software and Microsoft Office Suite. Familiarity with AutoCAD Civil 3D is a plus.

- Regulatory Knowledge: Strong understanding of local, state, and federal land development regulations and permitting processes.

- Communication Skills: Excellent verbal and written communication skills, with the ability to effectively interact with various stakeholders.

- Problem-Solving: Strong analytical and problem-solving abilities to address development challenges and implement effective solutions.

- Leadership: Proven ability to lead and manage teams, including contractors and consultants, to achieve project objectives.

Preferred Qualifications:

- Local Experience: Familiarity with the Fort Worth area and its regulatory environment.
