Job Summary
The Hyper-scale Data Center Construction Safety Professional / Owner’s Representative Project Manager oversees all aspects of hyperscale data center construction projects, ensuring compliance with safety regulations, industry standards, and client requirements. This role serves as the owner’s representative, managing vendor compliance, project schedules, budgets, and quality control while prioritizing safety across all project phases. The position requires strong knowledge of mechanical, electrical, and plumbing (MEP) systems, hyperscale data center infrastructure, and construction safety protocols.
Key Responsibilities
1. Project Management :
- Lead and manage all phases of hyper-scale data center construction projects, from pre-construction planning to project closeout and handover.
- Develop and maintain master project timelines, ensuring critical path milestones are met.
- Create and manage project budgets, including soft and hard costs, and track expenditures to ensure financial alignment.
- Coordinate with design teams, contractors, and owner-furnished equipment suppliers to ensure seamless project execution.
- Facilitate project meetings, including kick-off workshops, progress reviews, and change management discussions.
- Negotiate and resolve change orders, quality issues, or disputes with contractors and stakeholders.
- Ensure compliance with project scope, quality standards, and contract documents.
2. Safety Oversight :
- Develop, implement, and enforce a comprehensive safety program tailored to hyper-scale data center construction, ensuring compliance with OSHA and other regulatory requirements.
- Conduct regular safety inspections, toolbox talks, and audits to ensure subcontractor and field staff adherence to safety protocols.
- Monitor and mitigate environmental, health, and safety (EHS) risks, assessing potential impacts and developing risk mitigation strategies.
- Utilize tools for inspections, permits, and incident reporting to elevate on-site safety standards.
- Ensure compliance with industry certifications and environmental guidelines, minimizing risks of regulatory setbacks.
- Foster a culture of safety, security, and compliance across all project operations.
3. Owner’s Representative Duties :
- Act as the primary liaison between the owner/client and project stakeholders, including contractors, architects, engineers, and vendors.
- Manage owner-furnished contractor-installed (OFCI) equipment processes, ensuring proper integration into construction activities.
- Oversee vendor compliance with construction agreements and owner requirements.
- Review and approve monthly billings, maintain project progress documentation, and update as-built drawings.
- Coordinate with the owner’s operations, security, and risk management teams to align construction activities with operational needs.
4. Design and Construction Coordination :
- Collaborate with design and engineering teams to incorporate client-provided program design standards into construction documentation.
- Manage design changes, ensuring engineering bulletins and RFIs are issued and resolved efficiently.
- Oversee MEP construction management, ensuring reliability and efficiency of critical systems like power, cooling, and IT infrastructure.
- Utilize construction management software for real-time scheduling, compliance tracking, and document management.
5. Compliance and Quality Assurance :
- Ensure projects meet industry regulations, safety standards, and environmental guidelines.
- Oversee commissioning and quality assurance processes to confirm operational standards and client specifications are met.
- Track and manage compliance documentation, reducing risks of fines or project delays.
6. Stakeholder Communication :
- Facilitate clear communication among project teams, including design, site services, procurement, and construction teams.
- Provide regular updates to clients and stakeholders on project progress, risks, and milestones.
- Maintain professional relationships with contractors, subcontractors, and government representatives.
Qualifications
- Education : Bachelor’s degree in Construction Management, Engineering (Mechanical, Electrical, or Civil), Architecture, or a related field. Professional licensure (e.g., PE, NCARB, RA) or certifications such as Certified Construction Manager (CCM), Project Management Professional (PMP), or LEED are strongly preferred.
- Experience :
- Minimum of 5-7 years of project management experience in construction, with at least 2-3 years focused on hyperscale data centers or mission-critical facilities.
- Proven track record managing large, complex MEP projects and capital budgets.
- 2-5 years of experience in high-availability environments (e.g., data centers, hospitals) with knowledge of parallel redundant UPS systems, standby diesel generators, and large chilled water systems.
- Skills :
- Strong understanding of hyperscale data center infrastructure, including electrical, mechanical, and cooling systems.
- Expertise in construction safety protocols and regulatory compliance (e.g., OSHA, environmental standards).
- Proficiency with construction management software (e.g., StruxHub, BIM360, ACC) for scheduling, document management, and compliance tracking.
- Ability to interpret blueprints, specifications, and local building codes.
- Excellent communication, leadership, and problem-solving skills to manage diverse teams and resolve conflicts.
- Familiarity with integrated project delivery (IPD) methodologies and owner-furnished equipment processes.
- Certifications : OSHA 30, PMP, CCM, or equivalent safety and project management certifications are highly desirable.
- Other Requirements :
- Ability to work on-site daily at construction sites, with potential travel to multiple project locations.
- Must be authorized to work in the United States without visa sponsorship.
